What a wonderful opportunity to live in a protected nature reserve with endless views of the Sierra del Cuchillo and Monte Arabí, enjoying a peaceful lifestyle just a 10-minute drive from the lively town of Yecla in the province of Murcia.

This is a traditional finca situated on a tarmac country road, with a living area of 130m² and 70,000m² of land, divided into four sections, 40,000m² of which was formerly a vineyard with its own water supply for irrigating the land. The land has been prepared for replanting with vines. The area is renowned for the Monastrell grape, which yields an excellent harvest and from which the wine is traditionally produced in this part of Spain.

The land surrounding the property covers 20,000 m². The 40,000 m² plot is situated 600 metres from the property. The remaining plots are scattered within a 600-metre radius. The land is flat and clear of vegetation. The climate and mineral-rich soil are also highly suitable for planting olive and almond trees, which require no watering once mature. An interesting opportunity for those who, in addition to peace, nature and privacy, can plant olive trees, almond trees and vines to generate an annual income from the harvest of olive oil, almonds and wine grapes.

The entrance is at the front of the house and leads into a small living room with a traditional fireplace. The living room provides access to three bedrooms and the kitchen-diner. Off the kitchen-diner is a spacious family bathroom with a shower and an indoor garage; there is also a second spacious garage, a covered barbecue area, and a small ‘dipper’ pool that can easily be converted into a jacuzzi. At the rear of the finca, there are views of the surrounding vineyards, olive groves, almond groves, and the mountains that characterise the area.

There is ample space to create a swimming pool, a terrace and a garden as desired. The finca is connected to irrigation water with its own water meter, and electricity is supplied by four (new) solar panels and 12 batteries. There is no possibility of connecting to the mains electricity supply. For permanent residence, it is advisable to expand the solar panels and replace the batteries with lithium batteries for greater capacity. In rural areas, the best internet connection is via StarLink.

The owner uses the finca as a weekend and holiday home. It is habitable but requires renovation/modernisation.

The property is situated within the ZEPA 2000 protected bird area, a popular destination for walkers, cyclists and birdwatchers; consequently, obtaining a tourist licence is not permitted.

The finca is ideal for those seeking peace, space and privacy, whilst enjoying the amenities of the town of Yecla, just 10 km away. Yecla is a town renowned for its wineries, bodegas, gastronomy and furniture-making. It is a prosperous town with an active community life. It boasts cosy bars, restaurants, a theatre, cinema, museums, various supermarkets, a twice-weekly market, schools, a sports complex, an outdoor swimming pool and charming shopping streets. The surrounding area is characterised by vast valleys and stunning views. Situated in the golden triangle of Murcia, Alicante and Valencia, it boasts excellent infrastructure. Just 50 minutes from Alicante Airport and the beaches.
